The Role
The Construction Project Manager at Culdesac is a high-impact role where you will have the ability to help shape the direction of the company. This is a role for a seasoned residential construction professional where you will drive strategic company initiatives for the first phase and prepare for the second and third phases of our Tempe neighborhood.
The Construction Project Manager will work closely with our Culdesac Tempe Development Team, general contractors, consultants, and Neighborhood Services team to construct, inspect, & achieve CofO for the 130 remaining apartments of Phase 1 and 114 apartments launching vertical construction in Phase 2. This role is responsible for general contractor relationship management, advanced construction administration, quality & safety inspections, and the development of the Handbook & Transition Guide for the Neighborhood Services team.
The Requirements

We expect most to need at least 7-10 years of related experience in construction. This position is an on-site position at our Tempe, AZ Neighborhood.
You have a strong focus on monitoring the development process , project budget, and construction schedule to ensure Culdesac targets are met.
You are focused & efficient and are capable of doing more in fewer hours to deliver ahead of schedule.
You are detail-oriented, especially when reviewing blueprints or under-construction product and you have strong relationship development skills on a construction site.
You are proactive & attentive in preventing issues & emergencies before they arise, whether for safety, construction quality, or scheduling.
You will review and recommend for approval or modification monthly draw packages from the general contractor, including the review of change orders and RFIs as they are presented.
Along with Culdesac and Sunbelt Holdings development managers, you will engage with general contractors, architects, engineers, and other project partners to solve problems in the field, meet project budget and schedule targets, and track redlines and as-builts.
You will engage in daily and weekly safety & quality inspections of under-construction site and buildings at Culdesac Tempe.
Ability to be flexible in alignment with the constantly shifting priorities of a start-up.

We are headquartered in Tempe, AZ, and our office is located in the heart of downtown Tempe. We encourage employees to visit and work in our beautiful Tempe office and offer relocation assistance to those who’d like to move to Tempe. We also have remote positions, and we work hard to create a first-class, remote-friendly environment.
